26 years. 100+ homes.
Here’s what I actually learned.

The decisions behind beautiful homes, and the questions worth asking before the decisions you can’t undo. Some of this is practical. Some of it is personal. None of it is what you’ll hear anywhere else.

No one starts a home project expecting regret.
And yet, it’s one of the most common emotions I see after the dust settles.
Not disappointment exactly.
Something quieter.
A feeling that says:
This should feel better than it does.

Most people think design mistakes happen when you choose the wrong tile.
Or the wrong countertop.
Or the wrong light fixture.

But after more than two decades designing and building custom homes, I can tell you this with certainty:

The most expensive design mistakes happen long before any of those decisions are made.

They happen quietly.
Early.
When no one slows you down enough to help you think.
